The Brief

Following the post-Covid peak, the new homes market became more challenging and several developments were underperforming. The task was to lift the sales rate from 0.5 to 1 across 15 developments, improving both lead volume and lead quality.

Our Approach

We treated each development as its own local market, not a roll-up campaign. We completed research across buyer profiles, geography, price points, competition, brand awareness, and online behaviours to diagnose what was holding each site back.

That insight was then used to build tailored media plans for every development, aligning channel mix and targeting to local demand drivers and perception gaps. Where awareness was weakest, we used broadcast and out-of-home layers to strengthen salience in the catchment, then reinforced that with targeted digital activity designed to convert interest into qualified enquiries.

The Delivery

We delivered a portfolio-wide programme with 15 locally-tailored plans, each built around the development’s real-world conditions and competitive context. The activation combined brand-building channels in low-awareness areas with precision digital targeting to drive qualified leads, supported by ongoing optimisation to ensure budget was weighted towards the strongest-performing developments and audiences.
